Terms of service.
Effective Date: 01 May 2025
These Terms and Conditions ("Terms") govern the relationship between Connect Accom Limited, a company acting as an agent for booking serviced accommodation in the United Kingdom ("we", "our", or "us"), and:
Companies booking serviced accommodation through us ("Guests" or "Clients"), and
Providers of serviced accommodation who agree to list and let their properties through us ("Hosts").
PART 1: TERMS FOR GUESTS (CLIENTS)
1. Services Provided
1.1. We act as an intermediary between you and the accommodation provider (Host) to source, arrange, and book serviced accommodation for your workers.
1.2. We ensure all listed properties meet minimum standards for business accommodation and provide accurate information at the time of booking.
2. Booking and Payment
2.1. Upon acceptance of a booking, you will be issued an invoice for the full amount payable. For bookings not exceeding 1 month the full amount will be payable in advance. Bookings exceeding 1 month will be payable monthly and in advance.
2.2. Payment must be made in full prior to check-in, unless agreed otherwise in writing.
2.3. All payments are collected by us and passed on to the Host, less our service fee.
3. Cancellations and Amendments
3.1. Cancellation terms will be provided at the time of booking and may vary depending on the Host’s policy.
3.2. Any amendments to the booking (e.g. changes to dates, number of guests, etc.) are subject to availability and may incur additional charges.
4. Guest Conduct and Responsibilities
4.1. You are responsible for ensuring that your employees or representatives using the accommodation:
Behave respectfully and lawfully
Follow the Host’s house rules
Leave the property in good condition
4.2. You are liable for any damage caused during the stay and agree to cover any charges imposed by the Host.
5. Liability
5.1. We are not the owners or managers of the accommodation and are not responsible for its condition, maintenance, or compliance with laws.
5.2. We shall not be liable for any loss, damage, or injury sustained by guests during the stay, except where such liability arises from our negligence.
PART 2: TERMS FOR HOSTS
1. Services Provided
1.1. We act as a booking agent to source and place corporate guests in your accommodation.
1.2. We advertise your property to our network of business clients and manage all aspects of the booking process.
2. Commission and Payment
2.1. We charge a service fee of 13.5% (plus VAT, if applicable) of the total booking value. The total booking value is the gross amount paid by the guest and includes any additional fees and VAT (if applicable).
2.2. This fee is deducted from the payment made by the Guest. The balance will be remitted to you within 24 hours of the guest’s check-in, unless otherwise agreed.
2.3. You are responsible for issuing appropriate invoices to us for our records and for the purposes of VAT reclaim by the Guest (if applicable).
2.4 We will issue you an invoice for our commission, payment of which will be settled via deducting the commission amount from the payout sent to you (per above).
3. Host Responsibilities
3.1. You warrant that:
The accommodation is safe, clean, and complies with all applicable UK laws and regulations
You have the right to let the property
You maintain suitable insurance
3.2. You agree to provide accurate and up-to-date information about the property, including pricing, availability, and house rules.
4. Cancellations and No Shows
4.1. Your cancellation policy must be clearly stated in advance and will be communicated to the Guest at the time of booking.
4.2. You agree to honour all confirmed bookings. Failure to do so may result in removal from our platform and compensation claims.
5. Disputes and Liability
5.1. You are solely responsible for the management of your property, including cleaning, maintenance, and guest communication during the stay.
5.2. We are not liable for any damage caused by Guests. However, we will assist in facilitating communication and resolution where needed.
6. Non-Circumvention
6.1. By working with us, you agree not to attempt to bypass or circumvent Connect Accom Limited in any way, including but not limited to:
Directly contacting or accepting bookings from Guests introduced to you by us without our prior written consent;
Encouraging or soliciting Guests to cancel existing or future bookings made through us in favour of a direct arrangement.
6.2. This restriction applies during the term of our business relationship and for a period of 12 months after the last booking we facilitate between you and any given Guest.
6.3. In the event of a breach of this clause, you agree to compensate us with a fee equal to 13.5% of the value of any bookings made in breach, and we reserve the right to remove your listing and pursue further legal remedies.
GENERAL TERMS (APPLICABLE TO BOTH GUESTS AND HOSTS)
1. Confidentiality
All parties agree to keep all booking and financial information confidential, except where disclosure is required by law.
2. Data Protection
We process personal data in accordance with UK GDPR. Please refer to our Privacy Policy for more details.
3. Termination
We reserve the right to terminate any relationship with Guests or Hosts who breach these Terms, provide false information, or act unlawfully.
4. Governing Law
These Terms are governed by and construed in accordance with the laws of England and Wales. All disputes shall be subject to the exclusive jurisdiction of the English courts.
5. Amendments
We may update these Terms from time to time. The most current version will always be available on our website or provided on request.
